Get Paid To Be A House Hunting "Bird Dog"

Whether you need a job because the economy stinks, need extra money or want to get started learning the ropes of real estate being a bird dog is one of the best places to start.

What is a bird dog?
Is this what you think of when you hear that?

LOL

A bird dog simply finds distressed houses, distressed sellers and sometimes buyers for properties.

How does a bird dog find a distressed house?
Try searching on chicago.craigslist.org If you're in NW Indiana ~ click on the link at the top of the page that says "nwi".  Then click on "real estate for sale" in the 'Housing' section.  If you're in a different Chicagoland area, select the area that suits you.
You can also visit these sites and follow a similar procedure, as well.
Look for ads that include:
  • motivated seller
  • owner (will) finance
  • distressed owner
  • needs repairs
  • for sale by owner
  • must sell
  • divorced
  • handyman special
  • estate sale
  • moving
  • take over payment
  • rent to own
  • etc… 
These are typical terms that people use to let buyers know they need to sell quickly.

Driving neighborhoods looking for vacant properties...

...is another good old fashioned way to do things.  In the winter you will find properties that have snow covered driveways and walkways that do not have foot prints or car tracks in them.  Keep an eye on the home for a few days… if there are no tracks then it is most likely a distressed home.  In the summer look for overgrown grass.
All year round you will find phone books on the front porch and mail piling up in the mail box… all signs that lead to one thing… money.


Just keep in mind, UGLY and VACANT. I’m looking for ugly houses in good neighborhoods–the kind the neighbors hate. The more repairs needed the better I like it. When you find a prospect house, take a few pictures of it from the front, either side, and from the back if possible. Also take some pictures of the other houses around it. Make sure you take note of the address. If possible, talk to the owner or neighbors and get as much information as you can. If my bird dogs do most of the work and put in the extra effort they will get paid accordingly. Once you have decided to become my bird dog I will grant you access to my back office where you can upload the property information.

How does a bird dog find a distressed seller?
Most sellers who don’t have the money to pay a real estate agent will put up “for sale by owner signs.”  Call them!  Also, call the “for rent” signs as well.  If you catch a landlord between tenants you may catch a good deal.  Sometimes the landlord may have had the worst tenant and they are burned out.

Bandit Signs ~ Yes, bandit signs!
Bandit signs work well too.  The simple “I buy houses” signs work wonders (include your phone number). Always have and always will.  Just be careful… some towns will fine you for this.  Use a Google voice phone number so you can dodge the wrath of “the man” should you get busted.

Finding Cash Buyers
How does a bird dog find a cash buyer?  Bandit signs are a great way to find cash buyers.  My favorite message to put on a bandit sign is “Distress Sale Cheap Home Must Sell” (include a Google voice phone number).  Go through the Craigslist ads and start responding to ads that are looking for renters.  These are landlords that own property.

How do you get paid?
When I receive the information that you send me, I will verify that it meets the simple criteria stated above. Then I will verify that the address is valid against the county tax rolls. If everything is satisfactory, at that point I will contact the owner to discuss the purchase of their house. If the seller and I can come to an agreement, and I buy the house, I will send you a check when I close on the house. It’s that easy!

Simple enough.  Just implement the steps I've outlined here and you're well on your way.

  • Pizza Delivery Drivers
  • Mail Carriers, UPS/FedEx/DHL Drivers
  • Meter Readers
  • City Employees
  • Utility Company Workers
  • Newspaper Delivery Personnel
  • Scrappers (driving down the alley in pick-up trucks ~ picking up metal scrap)
  • City Code Enforcement Office
